Homes for Sale in Bethany, Oregon

Bethany, Oregon is located north of Beaverton north of Highway 26 east of NW 18th Avenue.  It is also bordered by Cedar Mill to the southeast.  Bethany is not a city nor a town but a CDP (census-designated place) in Washington County.  Bethany is serviced by Tualatin Valley Fire and Rescue, Beaverton School District, and Washington County Sheriff.  Homes in most Bethany are in upscale suburban housing development.

Bethany’s population as of 2010 is 20,646.  According to Business Insider, Bethany has the highest household income in the state of Oregon with $107,372, whereas Lake Oswego’s median household income is $84,186.  The runner-up of the highest household income is Cedar Mill with $100,658 according to U.S. Census Bureau data.

So what’s it like to live in Bethany?  To summarize, you will likely live in a nice house with access to great public schools and open spaces.  Everything you need is in Bethany Village, which is a nice upscale commercial center of Bethany. There is also a nice park area at Bethany Lake, which is stocked with trout for fishing.  You also get a quick access to Highway 26.  One of the coolest thing about Bethany is that you are within 1-2 minutes away from farmlands and open areas including Forest Park.  Most of the development is contained south of NW Springville Rd except areas around Springville K-8 School.  Most of North Bethany is rural farm lands, although homes have been built since 2002 after the expansion of the Urban Growth Boundary into North Bethany.  You are also very close to Forest Park from Bethany without ever driving on a highway.  Simply drive or ride your bike on NW Germantown Rd, which puts you right through Forest Park.

Real estate prices are expensive in Bethany.  Ones south of NW West Union Rd tend to be a little cheaper than the ones north of West Union Rd.  The address is also different depending on whether you are located south or north of NW West Union Rd. If you are on the south of it, the address is Beaverton, and Portland if you are located north of the road.  However, both areas are still unincorporated in Washington County.  South of NW West Union, you will find homes to be averaging $500K plus with a very few homes under $400K whereas those homes are non-existent north of NW West Union.  Average homes north of NW West Union is around $550K with a few homes in the lower one million range. Although million dollar range luxury homes are spread out throughout in Bethany, they tend to congregate on the northeast part of Bethany. North Bethany area also has a lot of new construction homes and they tend to be more affordable compared to some new construction homes on the east Bethany south of NW Springville Rd.

Will there be more developments in Bethany in the future?  Yes and most of new developments will be in North Bethany as the area is under utilized still.  According to Portland Metro, only about 10% out of 5,000 planned homes have been approved and built so far.  There will continue to be new construction homes in North Bethany. If you are looking for a home in Bethany, I suggest you work with a real estate agent like myself who understand the area and its school boundary maps so you know which schools your children will be attending.  Especially the recent Beaverton District High School Boundaries Change will affect some parts of east Bethany replacing the portion between NW Bethany Blvd and NW 146th Ave from Sunset High School to Westview High School assignment.
