Happy Valley, OR is a very nice community located on beautiful rolling hills south of Portland’s Pleasant Valley neighborhood. Happy Valley offers upscale suburban living in clean and safe neighborhoods for families. It is typically more expensive than other cities in the Portland metro and offers convenient amenities on SE 82nd Ave, and SE Sunnyside Rd including Clackamas Town Center. Homes in Happy Valley are generally newer homes and you will see a lot of stone wall accents, which go well with its location on hills with trees. There have been lots of new developments here, which also include luxury condos and townhouses. Alternatively, the eastern part of Happy Valley towards Damascus has lots of rural properties where one can find country homes on 1+ acre. This housing diversity is what residents appreciate as they feel like they live in or close to the country while being able to choose a home in a variety of options. You can drive on SE 172nd Ave or SE Mount Scott Blvd and feel the beautiful country whereas more dense urban lifestyle can be seen on SE 152nd Dr.
Because of the diversity of housing options in Happy Valley, home buyers should work with a real estate buyer’s agent to inquire any existing CC&R and HOA fees in advance to see whether the home in a particular community will work for the buyer. Happy Valley also has great public schools including Happy Valley Middle School and Clackamas High School. The city is served by North Clackamas School District and Centennial School District.
